Why “Small Fish Funds”

Small Fish Funds is a boutique property funds management business which invests in real property assets on behalf of investors.  Our first fund is an industrial assets fund. As our name, Small Fish Funds, suggests we believe there is good investment value to be found in smaller industrial property assets, not just large-scale properties which are the usual investment assets of other property investment funds.

What we aim to do

Create a portfolio of numerous smaller and mid-tier industrial property assets with the aim of providing investors with a secure, stable income stream, as any one smaller asset has less impact should something untoward and unexpected happen to adversely impact rent or value.

What we look for

We look for properties that have inherit value-add opportunities, including the ability to expand lettable area, upcoming lease expiries which provide the flexibility to renegotiate better leases and undertake refurbishment, and buying where future new infrastructure is planned. We then act on these value-add opportunities in a timely manner.

Why we are different

One of Small Fish Funds’ points of difference is our founding director, William Filipoppoulos, who brings with him over four decades of experience owning, operating, managing and dealing with a large number of industrial businesses. Bill has managed the construction of new warehouses and many value-add initiatives. Other members of the team have extensive experience in the property and investment markets having worked at high profile companies such as JPMorgan and Colonial First State Property. The teams’ areas of strong expertise include industrial market relationships, sourcing off market acquisition opportunities, investor relations, pre and post acquisition due diligence, Excel modelling, property management, negotiating leases, tenant relationships, and legal evaluations.
